Do I Need Planning Permission for My Project?

Many extensions and conversions can be built under Permitted Development Rights, but this depends on size, location, and previous alterations. Double storey, loft, and certain side extensions usually require full planning permission.

How much does a house extension cost in the Midlands?

Our services usually conclude within 3 weeks depending on amendments, so you are able to instruct your Builder soon within a month of instructing us. Should your project require to go through planning, design and approvals typically take 8–12 weeks and can vary depending on your local authority.

Many fall under Permitted Development, but larger ones or those in conservation areas may require permission. A minimum head height of 2 metres is required, but we recommend minimum 2.1 metres.

Most self-contained Annexes fall under permitted development with considerations to height and floor area restrictions. You may need planning permission if you would like a bathroom or other circumstances.

Ideally yes – we carefully match materials, proportions, and details so your extension blends in with the local setting, however we can design a contrasting contemporary style subject to planning permission from your Local Authority.
